Dear Brothers,

We are writing with exciting and encouraging updates about the state of the Nu Charge and the highly successful launch of the 2020-21 Capital Improvement Campaign.

Last fall, we wrote to remind everyone that our time in the House was made possible only because of the generosity of alumni over the past century, and that now it was our turn.

Oh my, did you respond!
In a few short months that were still impacted by a global pandemic, we are already more than ⅓ of the way to our fundraising goal of $500,000!! This was accomplished with the participation of just over 10% of our alumni. Major donors as of May 1, 2021 are listed at the end of this letter. Our brothers from the 1960’s are putting us younger folks to shame! Great job, gentlemen.

Many more brothers have told us they plan to contribute, and this letter is a reminder that the time is NOW. More information on how to contribute is listed below.

Renovation Progress

House Corp President Ben Webne has already signed off on renovations to fix the roof.  Additional renovations planned for this summer include: boiler and hot water heater replacement, brick repointing,  and gutter and downspout repairs.

….However, we still have a ways to go! 

We do not yet have sufficient funds to replace the Side Portico, one of the core architectural features of the House, or enough for much needed interior renovations.  Please see the detailed list of renovations needed at the end of this letter.

Your contributions will ensure the House will maintain its historic grandeur for the next 15-20 years.  Keep it up!

Alumni Weekend

We are delighted to announce that the Annual Theta Delta Chi Nu Charge Alumni Weekend will be held from Friday, September 24 to Saturday, September 25, 2021! The Alumni Weekends in 2018 and 2019 were a tremendous success, with each connecting 70-90 Brothers from the past half century to the current undergrad brothers. This year’s event will be even larger, giving us another opportunity to rekindle our bonds.

How to Contribute

We hope you will consider making a substantial contribution today, either online or by mailing a check. We encourage you to also make a pledge to contribute an additional amount over the next three years. We ask that you contribute at least 40% of your pledge upfront.
For example, for each $1,000 you would like to contribute, you might contribute $400 today and then $17 per month for 36 months, for a total of $1,012. So if you wanted to contribute $5,000, you would contribute $2,000 today and $85 per month for 36 months.
For alumni in the early stages of their careers or facing challenging circumstances, we encourage you to join the “18.11 Club” by agreeing to contribute $18.11 or more per month.
Some alumni have donated shares of appreciated stock, which can confer substantial tax benefits. This can be stock you own in the company you work for or stock you purchased on the open market. Please contact us about how to arrange this.

Please consider giving all, or at least 40%, of your pledge today.
After your initial contribution is made, select “Make this an Ongoing Gift” if you would like to also make scheduled payments in the future.

For example, if you plan to give $1,000, you can:
Give that payment in full, or, you can make an initial contribution of $400, and then, after submitting the payment and reloading the page, choose “Make this an Ongoing Gift” and donate $17 a month for 36 months. We have had resounding success with engaging alumni from all eras. In particular, all eight members of the Class of 1984 have already pledged to contribute gifts totaling more than $25,000! This is 5% of the total target raised from one small class.

Theta Delta Chi, 1811 Lambeth Lane – Capital Campaign Work

Our House, which is listed on the Historic Register in the City of Charlottesville, is an important structure within the fabric of the University of Virginia. The last significant renovation was completed over 15 years ago, and now requires substantive rehabilitation. To add to this, the student housing stock has improved significantly during this time, and it is critical that the House is competitive within the local marketplace. Our goal is to make the House not only livable, but a place that Brothers want to live in for years to come.

Heating System

The existing boiler is a cast iron gas-fired unit that was installed in 1984 and has reached the end of its useful life. While it still operates, it has frequent outages and requires frequent service calls. We have an estimate of $30,000 to replace the boiler and hot water circulating pump.

Water Damage – Roof

The attic ceiling has multiple locations where metal sheeting has been attached to cover water damage to the plaster. The underside of the front portico roof also shows water damage. An inspection of the Spanish tile roof was performed and a repair plan is being developed.

Only two of the house’s downspouts are tied into the City’s storm water system. The other half-dozen downspouts are either missing or discharge their water onto the ground next to the house. The most serious problem is on the right side of the front porch (photo below, left), where a saturated subgrade has contributed to structural settlement, resulting in cracks to the brick veneer and concrete porch. In addition, water is seeping through the foundation and into the laundry room, flooding the basement.

Water is also seeping into the basement from the pit, at the back of the house (the sump pump in the pit is not completely effective). Work list:
1. Gutter & downspouts – repair; add drainage pipes to carry water into the City’s storm sewer.
2. Right side front porch – repair brick veneer and concrete porch; waterproof foundation.
3. Pit – Waterproof foundation; develop plan to remove water from pit.

The side portico’s foundation is settling, resulting in cracks developing in the concrete porch and weakening the portico’s connection to the house. An estimate of $60,000 was obtained to replace the concrete foundation, porch and steps.

Other Exterior Work

Exterior damage   

All exterior wood needs to be painted, some wood needs to be replaced, wood/masonry edges need to be repaired or caulked, and some windows need to be reglazed. The flagstone sidewalk leading to the front of the house needs to be grouted. Some brick pointing is needed.

Bathrooms & Kitchen

These areas require new plumbing fixtures, new appliances, and finishes. It’s important that we improve these areas, as they are what are typically considered to be the most “sub-standard,” relative to other living arrangements in Charlottesville.
